(1) In an SC2 zone in which a majority of the perimeter is contiguous to A1, RA, R2 and/or RM zones, all buildings and structures shall not cover an area of more than thirty percent (30%) of the lot or parcel of land upon which they are placed.

(2) On any SC2 zone in which a majority of the perimeter is surrounded by zones other than those listed in the previous paragraph, all buildings and structures shall not cover an area of land more than fifty percent (50%) of the lot or parcel of land upon which they are placed. An additional coverage of up to fifteen percent (15%) may be permitted at the discretion of the Planning Commission that an increase in coverage will be compensated by increased amenities and improved design.
