In mixed residential/commercial use structures, the amount of commercial area shall not exceed thirty percent (30%) of the total lot area unless there is a corresponding reduction of residential square footage on the basis of two (2) square feet of residential area reduced to one (1) square foot of commercial area added above thirty percent (30%) of the total lot area.
