(1) Any person representing a seller or lessor of residential property has a duty to inform the seller or lessor of the obligation to disclose the zoning information as required by this Chapter.

(2) A person who represents a seller or lessor of residential property as set forth in paragraph (1) of this Section and who performs the duties specified therein shall:

(a) have no further duties under this Chapter; and

(b) not be liable for a violation of the requirements of this Chapter by a seller or lessor of property subject to such requirements.
