Developable land shall not include primary conservation areas and land devoted to street usage, provided, however, that wetlands deemed by the Planning Commission as appropriate for mitigation, based upon any adopted open space/wetlands plan, shall not be considered primary conservation areas. Non-developable lands shall be subtracted from the total acreage used to determine dwelling unit density associated with a development. Storm water management ponds or basins may be included as part of the minimum required open space.
